Doubt

I have a doubt this template has a funtion in the right that you can search by area, by price range. I want to know is that a component?

Templates do not have "functionality". They have module positions available, so modules can be placed in those spots and perform different functions.

Same is also true of components and plugins. The template simply displays, it does not perform any serious action.

This is most likely a module to a component. There are a lot of good components for displaying real estate if that's what you are interested in doing. Setting them up is the difficult part as this can initially be time consuming if you are not familiar with doing these kinds of configurations. The thing you have to realize too is that you will most likely have to purchase the component that you will use for your website. Meaning that you spend 63 bucks and get the blank system without the slideshow, without the menu, without the contact form. They simply give you the look of the template. Thus making it look as this template looks could be more difficult than you think. The other thing to consider too is that it's a Template monster template. Which doesn't mean that its necessarily a good template. It might look nice, but it doesn't mean that it's framework is written well. There's a difference, trust me. It could be the best template in the world too. All i'm saying is that you should purchase the component you are going to use for real estate, become familiar with that first then buy a template you want to use. Then lay it all out so it looks right with all the components and modules in the right place. If you have more questions you can call my my number is below.

and I wounder if I can change the titles and subtitles in the menus,
for example the extension has some options one of theme is
type: apartment, villa

Try the extension out, see if it meets your needs. I would imagine that kind of thing would be in the configuration, in the backend of the component. There's so many real estate components, I can't imagine you couldn't find one that meets your needs.

If not, there's always template overrides, so you can hide the stuff you don't want (as a last resort):
