Responsive Template or Mobile Joomla

I just want your suggestions regarding which will be the best choice for real estate website, responsive template or mobile joomla extension.

Certainly an ongoing debate. If developing from scratch, Responsive is a lot of work as far as the media queries. If purchasing a template, Responsive should be the choice.

Adaptive or Responsive Web Design + Server Side Components (aka RESS) is frowned on by many SEO analyzers because they look for @media query and if not found, because Adaptive uses user-agent detection, they return a low score

Responsive template technology is a universal solution for modern devices, although extensions that provides mobile version for a website may help to display website correct on old mobiles, I guess.
