Problems Installing a Template

Hi, I am having a really hard time installing new templates. Whenever I try to install a new template, if I just try to upload the .zip template file. I get an error message that says:
'ERROR: Could not find a Joomla! XML setup file in the package.'

I have also tried to upload the template files (unpacked) to the administrator/components/com_installer/template/new template files and when I specify the path in the install from directory section I get the error message:
'ERROR: Cannot locate installation file'

I have checked to make sure that safe mode is OFF and it is. I have went through several tutorials and help files on this before I posted. Any help would be greatly appreciated!
